Thirty-three villa plots on 2.24 acres at Kongara Khurd, held between the 150-metre Outer Ring Road and the road to Ravirala. An HMDA-approved layout with nine-metre internal roads, a tot-lot, a landscaped park and social infrastructure already carved into the plan — the kind of address that appreciates because the infrastructure arrived first.

Seven nine-metre internal roads reached by a 12.20 m approach off the 150 m Outer Ring Road. Road area is 3,312.30 sq.m — 36.39% of the layout — and every width here is measured back off the scanned drawing, not typed in.

Site outline

The site outline is the red parcel line on the sanctioned drawing, traced from the drawing itself rather than estimated. It encloses 10,105 sq.m — the owner's whole parcel, including the 12.56 m strip along the north that carries its own approval (L.P. 00147/LO/Plg/HMDA/2021) and is not part of this layout. The layout itself is the 9,105 sq.m of the area statement: 4,793.20 plotted, 690.10 open, 228.00 social infrastructure, 81.40 services and 3,312.30 of road.

Georeference

Layout scanned from the sanctioned HMDA drawing, then georeferenced against the client's Adibatla.kmz. That KMZ is a freehand Google Earth trace: it comes within 9% on area (9,217 against the drawn parcel's 10,105 sq.m, about the north strip) but puts the southern wing at 40.75 m where the drawing says 60.96 m, and its east side at 136.35 m against the dimensioned 128.24. Best overlap is 77%, and the placed layout sits 2 m off the parcel's centre. Rotation is locked to the parcel's own bearing rather than a free fit, so the layout stays square to the Outer Ring Road. Send a KMZ with one placemark per plot and this estimate is replaced by the survey.
